Moving to Bahrain is easier when you know what you need from a home before you start viewing properties. Your budget, commute, household needs and preferred lifestyle all affect which areas and property types will suit you. Use this checklist to plan your search and compare your options.

Set your total housing budget

Start with the amount you can comfortably spend each month. Include more than rent: ask about additional charges such as utilities, building or community fees, parking and internet. Before committing, confirm what is included, which bills you will pay separately, whether deposits or upfront payments are required, the payment schedule and what the tenancy agreement says about notice and renewal. Costs and terms vary by property, so ask for a clear breakdown.

Plan around your daily routine

Think about where you will work, how you will get there and the places you will visit regularly. Make a shortlist of priorities such as a manageable commute, nearby shops and essential services, access to schools or childcare, a quiet or lively setting, and parking or convenient transport. If possible, check the route at the times you expect to travel.

Choose the right property type

Decide what kind of home fits your household and plans. An apartment may offer building facilities and a simpler setup, while a villa or townhouse may provide more space or privacy. Consider bedrooms and bathrooms, outdoor space, facilities, storage and whether furnished, partly furnished or unfurnished works best. Separate essentials from preferences to make comparisons easier.

Check what furnished includes

Furnished properties can differ considerably. Ask for an inventory or confirm exactly what will be in the home when you move in. Check whether appliances, kitchen equipment, curtains and basic furnishings are included, and whether anything shown during the viewing will be removed. For an unfurnished property, consider what you will need to buy and how quickly you can arrange delivery.

Make a viewing checklist

Look beyond the photos. Check the condition of walls, floors, doors and windows; air conditioning and visible appliances; water pressure and hot water; storage, lighting and ventilation; parking and building access; noise levels; and mobile signal or internet availability if important. Take notes and photos—with permission—so you can compare your shortlist later.

Read the tenancy details carefully

Before signing, make sure you understand the agreement and each party's responsibilities. Ask who to contact about repairs and how maintenance requests are handled. Clarify the tenancy period and renewal process, notice requirements, maintenance responsibilities, rules for pets, guests or alterations, and how the move-in condition and existing issues will be recorded. Keep a copy of the signed agreement and any inventory or condition report.

Confirm the move-in arrangements

Agree on practical details before moving day. Confirm when you can collect the keys, the property's expected condition and how to report problems. Plan utility and internet setup, movers or transport, a move-in inspection, meter readings where applicable, and building access cards, keys and parking details.
