Build the complete monthly budget
Start with rent, then add electricity and water, internet, transport, parking, cleaning and a sensible buffer. Inclusive rent can still include an EWA cap, so ask for the exact amount and what happens if usage exceeds it.
Choose the area before the building
Use work, school, airport and Causeway journeys to narrow the search. Test realistic travel times and decide whether waterfront access, a central tower or a quieter family compound best supports the week.
Compare terms, not just photographs
Confirm furnishing inventory, deposit, maintenance responsibility, lease length, notice period, parking and pet policy in writing. A strong property with unclear terms is not yet a strong option.
Inspect and document the handover
Test water pressure, air conditioning, appliances, windows and access controls. Photograph the condition, record meter readings and list agreed repairs with dates before moving in.
Check the building beyond the apartment
Walk through the parking, entrances, lifts, shared facilities and waste areas. Ask how maintenance requests are logged, which facilities have separate rules and whether visitor access works for your normal routine. The shared spaces often reveal how the building is managed day to day.
Prepare for the contract and move
Keep identification, employment documents and the agreed payment schedule ready. Before signing, match the contract to the final offer and confirm keys, access cards, utility arrangements, internet timing and the person responsible for any outstanding work.
